If you were injured in a car accident would you let the insurance company’s attorney represent you? Of course not, there would be a conflict of interest because the attorney would be looking out for the insurance company’s best interest rather than yours.
Similarly, should you be represented in the biggest purchase of your life by someone who also represents the Seller? Clearly the answer is NO! However, this is what most home buyers do.
Picture a typical real estate transaction. You, the Buyer decides to seek the help of a real estate agent in finding a home. You visit your local real estate office and meet with an agent. Most likely that real estate office also represents Sellers. Do you see the conflict arising? There is a natural bias that real estate agents who handle listings have. These agents are much more likely to show you their listings rather than the thousands of other homes for sale in the area at that time. Why? Very simple. If they are both the listing and buyers agent, then they keep 100% of their commission. If they are only representing you as the Buyer, then they may share in a percentage of the Sellers agent’s commission. This may cut their profits in half.
Before you choose someone to represent you in the largest investment of your life, you must look at their credentials. How long have they been in the real estate industry, what is their level of education, and do they also represent Sellers? If they represent Sellers you should be skeptical that they can be unbiased in representing you as a Buyer.
